Keeping a parking lot clean and well maintained can be an up hill battle with lots of time investment. Tip #1

Add Shade: Now adding shade to cover the entirety of the parking lot may not be possible but even covering the edges a central middle area can help protect from the negative effects of the sun. When the sun beats down on your asphalt for hours on end it can increase the likelihood of cracking under the pressure of vehicles, this is due to ultraviolet radiation breaking down the binding agent in the asphalt making it hard and brittle. Additionally with hours of sun exposure the asphalt will reach high temperatures and cause it to expand and soften then when it cools down it contracts. Overtime this cycle of expansion and contraction can create cracks and potholes. Here in Southern California, we are especially prone to this kind of wear and tear on our parking lots. Consider adding tall foliage like trees or even umbrellas to protect the asphalt and even provide shade for weary customers or your employees on break.


Tip #2

Sun-Resistant Sealant: Bouncing off the tip about adding shade you consider adding a sun-resistant sealant. Sealants cant protect your parking lot from the heat but they can limit its exposure to the suns UV radiation and help with the overall asphalt maintenance. Unfortunately they do not last forever and will need to be reapplied occasionally.


Tip #3

Trash Can Access: setting up multiple trash cans at the corners of your parking lot can significantly reduce the amount of litter that inevitably ends up on your floor. People will feel more inclined to just toss the wrapper of their burger in the trash instead of right out their car in your lot.
